House of Besa – Property Management & Event Services

1. Introduction

These Terms & Conditions (“Terms”) govern the relationship between House of Besa (“we”, “us”, or “the Manager”) and the property owner (“you”, “the Owner”) who enters into a service agreement with us for property management, rental operations, and/or concierge services.

By entering into a contract with House of Besa or using our services, you agree to be bound by these Terms.

2. Services Offered

We offer the following services:

  • Rental management (listings, guest relations, turnover management)

  • Maintenance and repair coordination

  • Key management

  • Concierge and guest experience services

  • Optional service add-ons (e.g. photography, staging, custom events)

Services are tailored per agreement and may differ per location (Zurich or Geneva).

3. Fees and Payments

  • Our fees are outlined in the signed service agreement.

  • Service fees are deducted from rental income before distribution to the Owner.

  • One-time fees (e.g. onboarding) and third-party costs (e.g. cleaning, supplies) are charged separately.

  • Payments are made monthly, with a full breakdown of income and expenses provided.

4. Owner Responsibilities

You agree to:

  • Provide a property that complies with all local housing, safety, and rental laws

  • Maintain proper insurance covering short-term rentals

  • Allow our team to access the property for guest turnover, inspections, or maintenance

  • Inform us of any changes affecting the property (renovations, legal restrictions, personal use, etc.)

5. Termination

The contract may be terminated:

  • By either party with 30 days’ written notice

  • Immediately by House of Besa in case of non-payment, serious breach, or legal risk

Upon termination, all listings and operations will cease. Any future guest bookings must be honored or canceled according to the platform's policy.

6. Liability

House of Besa is not liable for:

  • Guest-caused damages (these should be covered by platform guarantees or Owner’s insurance)

  • Local fines or tax issues due to lack of proper registration (Owner's responsibility)

  • Interruptions in rental income due to market conditions or platform issues

7. Governing Law & Jurisdiction

This agreement is governed by Swiss law. Jurisdiction is the competent court in:

  • Zurich, if the Property is located in the Canton of Zurich

  • Geneva, if the Property is located in the Canton of Geneva
